Refinance
The applicant approached us to raise capital for property enhancements. They redeemed with Lloyds TSB, raising £20k for investment. The transaction completed 8 calendar days after we received all the documentation providing partial accounting information.

New Purchase
During a land deal the purchaser was let down by the bank at the last minute with a fast approaching completion deadline. The customer had a growing concern that he was going to lose not only the site, but also a substantial deposit of £150,000. WP Financial stepped in at the last minute, with only three days to complete. We completed the deal by the required deadline, with the customer borrowing £332,000.

Refinance
This was an estate agency and solicitors practice, with investment flat above. We provided a refinance deal of £250k on a valuation of £370k.
The applicant used the rental income, supplemented by an accountants certificate in the application. The monies were raised to redeem an existing bridging loan and raise additional capital to renovate the retail unit.
