WP Fees

From 0.5% - 1.5% (Case basis)

Same day Decision in Principle. Loan paid out from 2 weeks - 4 weeks of full application

Loan Purpose

Purchase of commercial property for trading or investment. Business refinance for expansion, tax burden, working capital, asset purchase, refurbishment - any legal purpose.

Borrower Type

Sole Trader, Partnership, Limited Liability Partnerships and Limited Liability Companies (supported by personal guarantees of all directors if required).

Acceptable Security

*First Charge against acceptable commercial property, where applicable additional security may be required for LTV>85%

Acceptable Tenure

Freehold and Long Leasehold Properties. Leaseholds must have a minimum of
55 years un-expired at the final maturity date of the mortgage.

Acceptable Criteria

Self-Certification of Income: usually acceptable.
Tenanted Property also accepted.
Maximum LTV of 85% of market value / 100% LTV with additional security.
CCJ's / Mortgage Arrears accepted. No business plans. No accounts. No cash flow projections. Start-ups are welcome. Please enquire

Valuation

Bricks and Mortar Valuation on all properties will be required before completion
by a valuer approved by lender

Insurance

Buildings - Full Re-instatement Value as advised by the valuer.
Public Liability Insurance will be required in certain instances.
